What's Promised

Affordability — A minimum of 50 affordable housing dwelling units shall be provided as defined in Section 17.3 of the Unified Development Ordinance.
Green building — Single-family homes and townhouses must meet National Green Building Standards Bronze or higher, or achieve a score of 75+ per Energy Star v3.1.
Electric vehicles — Prior to the issuance of the clubhouse certificate of compliance, developer will install 1 electric vehicle charging station (2 parking spaces) with infrastructure.
Bike & pedestrian — A 30-foot nature trail on the east side of Mt. Moriah; planned connected open space with walking and biking trails internally connecting neighborhoods and adjacent properties.
Tree & native plantings — A minimum of 50% of required street trees, vehicle use area plantings, and vegetative buffers and screens shall be native species per Durham Landscape Manual.
Stormwater & floodplain — Peak flow rate for 100-year storm detained on-site; post-development runoff will not exceed pre-development rate; Moriah Road and New Hope Corridor remain undisturbed except for required roadway or trail improvements.
Schools — One-time $20,000 contribution to Durham Public School System prior to issuance of the first building permit.
Impervious surface — Maximum 55% impervious surface limit.
